The Ponderosa Heights Homeowners Association in Lolo, Montana welcomes you to their community website. Ponderosa Heights is a subdivision consisting of 109 lots on 74 acres west of U.S. Highway 93 and north of Ridgeway Drive. The subdivision includes 102 lots for single-family homes, four multifamily units and three commercial lots for small businesses that serve the neighborhood including the Lolo Peak Brewery. The neighborhood also includes 8.6 acres of common areas with about an acre of the land flat enough for use by the residents for recreation.  In addition, there is a designated wildlife corridor on the northern boundary of the neighborhood.
Construction of homes in Phase 4 is now underway.

Lolo is a small, fast-growing community located only eight minutes away from Missoula, the second largest city in Montana. Our beautiful Ponderosa Heights neighborhood enjoys some of the nicest neighbors found anywhere along with expansive mountain views with the convenience of being close to town. The neighborhood has paved roads and sidewalks throughout making it easy to enjoy an evening walk or bike ride down to the Lolo Peak Brewery. There is easy access to all the outdoor activities that the Bitterroot Valley has to offer.

Ponderosa Heights Homeowners Association, Inc. (PHHOA) is a Montana non-profit corporation.  It was established in 2006 as a mutual benefit corporation to provide maintenance, preservation, and architectural control of tracts and common areas within the Ponderosa Heights subdivision.  Owners of real property situated within the subdivision constitute the membership of PHHOA.

The homeowner’s association fee is paid annually by all members.  The fee is used for common areas that require lawn care, landscaping, and snow removal.  Property owners are responsible for the care of their own lots, including sidewalk/driveway snow removal.  Missoula County is responsible for plowing the public streets. A portion of the fees is set aside in PHHOA's reserve, a separate fund that is available for unexpected or irregular expenses.

These pages serve as the primary source of HOA information for keeping owners informed about meeting records, committee activity and more.  They are the primary repository of corporate information.  In addition, the pages provide nonmembers with information they might need when considering a purchase of property in Ponderosa Heights.
